Rosslyn, Muthaiga Top List of Nairobi’s Most Expensive Neighbourhoods

Rosslyn has been ranked Nairobi’s most expensive neighbourhood for both renting and buying homes, according to BuyRentKenya’s Property Index covering January to December 2025.

The report, released on 12 February, shows that demand for luxury housing in the capital remains strong despite wider economic pressures. Established suburbs such as Muthaiga and Lower Kabete continue to command high rental prices for standalone houses, while General Mathenge, Spring Valley and Kilimani lead the market for costly apartments. 

In Westlands, Kilimani and Riverside, apartment prices have now surpassed KSh50 million, driven largely by rising land costs that make affordable developments increasingly difficult. Loresho also features prominently, with gated communities attracting tenants seeking privacy and exclusivity. 

Kilimani and Kileleshwa remain popular among younger professionals and expatriates, where high-rise developments have expanded supply but rents still outpace those in middle-income estates. On the land market, the Central Business District, Brookside, South B and Eastleigh are listed among the most expensive areas, reflecting their commercial and strategic importance.

Looking ahead, the report forecasts continued apartment construction in Westlands, Kileleshwa and Upper Hill during 2026. Satellite towns including Ruaka, Syokimau, Ruiru and Ongata Rongai are expected to grow as new centres for apartment living, offering alternatives for investors priced out of Nairobi’s core. 

Infrastructure projects, particularly road expansions linked to election-year initiatives, are anticipated to support gradual increases in land values in these emerging zones.
